Q: Will you be listing my house on the MLS or actually buying it?
A: We want to actually buy your house. We are not real estate sales agents or brokers. We are a house buying company. We do not list houses for people. We buy houses directly from homeowners in As-Is condition.
Q: Do you pay fair prices for properties?
A: Of course, we pay fair prices. If we did not offer people a fair price, we would not be able to buy many houses. That just would not be smart. We give people fair reasonable offers that will work for them. We don’t want to waste our time or yours by giving you an offer that is unreasonable. Q: How do you determine the price to offer on my house?
A: We are very straightforward. We have to look at the location of the property, the repairs that must be done, the present condition of the property, and what other houses are being sold for in the area recently.
We look at all that information so we can come up with a fair offer. Our goal is to create an offer that will work for you and will also work for us. We want a win-win situation.
Q: Are there any fees or commissions to work with you?
A: Absolutely not. This is how we differ from the traditional method of selling your house. You will not have any fees or commissions when you sell your house to us. We’ll make you an offer. And if it’s a good fit for you, then we’ll buy your house (and we’ll often pay for the closing costs too). No hassle. No fees. No waiting months.
We make our money after we pay for repairs on the house (if any) and sell it for a profit. So we’re taking on all of the risks here with whether we can sell it for a profit or not, once we buy the house from you. Then the responsibility is ours and you walk away without the burden of the property and its payments… and often with cash in your hand.
Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone comes along and buys it sooner or later. They ask homeowners to sign a 6-12 month listing agreement so you cannot use any other real estate brokerage during those months. And they typically charge you a 6% commission on the final sales price of the property. That can easily add up to thousands or tens of thousands of dollars.
We are totally different. We never charge commissions or fees. We are not a real estate brokerage. We do not list houses…ever. We are a local company that buys real estate directly from homeowners. So we are the actual buyer that you are hoping to get an offer from.
We do not use banks or mortgage companies because they take too long. Most of our customers want to sell their home sooner rather than later.
